Struggling: Community Banks

Wow, isn't it strange how the tables of life seem to turn.

The good old days - when community banks focused on lending in and rebuilding their communities - have long since passed.

Community banks began to dream big. The new goal was to invest in creative securities and other corporate structures many miles from the neighborhoods that gave them the breath of life. They dreamed of becoming statewide, regional and even national banks; that is, making themselves very pretty for the party ... to be swept off of their feet by a larger more endowed bank holding company, who found them attractive.

Not for the benefit of the local residents who tirelessly brought their paychecks, hard earned savings to deposit to help their local bank to grow. Not for the citizens who believed in the false dream of smoke and mirrors sold to them with localized advertising and stacking the board not with local leaders who represented the people, but with many who had their own private assignments to make the bank profitable even if it meant leaving the prom without the lifelong companion through the years of grade school and forward; leaving the old standbys for the one whom they were told could show them the greener pastures.

Well, now the big boys are breaking your backs. Maybe the grass is not greener on the other side. Now is the time to bring your caucuses back home to the local reality. You found out the hard way that it is not always better to be like them.

People NEED YOU, back where you started from. Come back HOME, and Lend in your old neighborhoods. You know, the ones that got you started. Make loans to 1st Time Home Buyers and take advantage of the new eight thousand dollar tax credit. You will easily be able to recoup your losses if you start again to believe in the ones who put you on your feet.

This time, stay with them until the party is over. You might enjoy the last dance. Ask me how if you have forgotten how to move your feet.

‘I couldn't agree with you more and admire what you are doing. I don't own a home - but the message still resonates.

I will definitely check out your links and list you in my "books section" even though I haven't yet read your work.

It sounds like a unique approach though - and like I said I couldn't agree more about rebuilding America from the ground up - and if there has ever been a time for that opportunity to become a reality I must say I feel like it is now.

Thanks for the info.’

Staying With the 1st Time Homebuyer

1st Time HomeBuyers $8,000.00 Tax Credit Will Save The Economy

Thank God Our President, The Senate and our Legislators see the light. Dry your weeping eyes America. Help is on the way! Follow me for a moment. With over 2.2 Million Vacant and abandoned homes, tens of millions of Americans out of work, and tens of millions of 1st Time Homebuyers looking for affordable homes, we have found the solution to the Economic Crisis,(WAHM) The Webb Affordable Housing Model.

Having purchased rehabbed and sold over 500 affordable homes around the $65,000.00 mark James T. Webb is leading millions of Americans to the realty that it is good business to help rebuild low net worth communities. He has even written a book to teach you how. Here is the basic plan.

Step 1. Find an abandoned house

Step 2. Negotiate a purchase price for $15,000

Step 3. Coordinate with small local subcontractors to do the rehab work

Step 4. Meet with your hometown Bank and help them understand the deal

Step 5. Spend $25,000.00 into the rehab of the home

Step 6. Find a 1st Time Homebuyer and explain that they can purchase the home with Zero down payment and put $6,000.00 in their pocket

Step 7. Help them apply for an FHA loan and potentially decrease their monthly rent from 600 per month to a mortgage payment of 400 per month

Step 8. Tell all of your neighbors about the deal

And guess what since you sold the home for $65,000 you just made $25,000 in profit. Can We Count America. Do this 2 times a year and replace your job that you just lost. Read Save Your Neighborhood and Yourself with WAHM and learn how.

The concept behind WAHM

“We don’t just renovate distressed houses and provide beautiful starter homes … in the construction trades we renovate the lives of people. Unfortunately, our society does not provide us with many options to revitalize a community on a human level as well. We hire local tradesmen, teach them the trade and put them to work! As a result, they become more productive men and women in society. It is because of this, that we are blessed to have the acquaintance of a few ordinary people who have extraordinary dreams to grow their financial future through real estate ownership, and many extra ordinary people who desperately seek an avenue to safely, place in motion, their financial strength, instead of sitting on the sidelines, watching America go by.” - James T. ‘I really respect and admire what you do. I have been wondering for a while how we can build our communities. I started an organization in undergrad called, Black Men for Change, and we focused on repairing the links of manhood for young Black males. Your financial component is much needed piece to the puzzle. I always thought that being in business for yourself was the way to true freedom and success. In that same mindset, i think that we have to build our own communities and take responsibility for your situation. I would love to be involved with what you do. I look forward to learning from you.’
